How long turf actually lasts

Fifteen to twenty years for quality turf, properly installed, under normal residential use. Some installations pass twenty-five. Cheap turf over a poor base can look tired in six.

The spread is enormous and it is almost entirely determined by two things: the base, and the face weight of the turf.

What determines the outcome

Base construction

The largest factor by a distance. A compacted, well-drained base keeps the surface flat through freeze-thaw for decades. A rushed base shows ruts within three years, and no amount of turf quality compensates.

Face weight

More fibre means more material to wear through. Sixty-ounce turf in a high-traffic yard will show paths years before eighty-ounce turf will.

Infill maintenance

Infill supports the blades. As it migrates and settles, fibres take more direct load and wear faster. Topping up every few years is cheap and extends life materially.

Traffic and use

A front lawn nobody walks on outlasts a dog run with two large dogs. Both are normal; they just have different curves.

Sun exposure

UV degradation is slow with modern stabilised fibres but real. Full-sun installations age slightly faster than shaded ones.

What warranties cover

Manufacturer warranties typically run 8 to 15 years and cover UV degradation causing excessive fading, and premature fibre loss under normal use. They are usually prorated, meaning coverage declines each year rather than paying full replacement in year twelve.

What they exclude

  • Improper installation — which is why the installer matters as much as the product
  • Damage from heat, including reflected glare from low-E windows, a genuine and underappreciated risk
  • Burns from grills, fire pits and cigarettes
  • Chemical damage from solvents or harsh cleaners
  • Normal matting in traffic areas
  • Acts of God and vandalism

Reflected window glare

Worth flagging because it surprises people. Energy-efficient windows can concentrate reflected sunlight enough to melt turf fibres in a focused strip. It is not covered by any warranty. If you have low-E glass facing the install area, mention it and we will assess the risk and suggest mitigation.

Installation warranty

Separate from the manufacturer's. Ask any installer what they warrant on workmanship, for how long, and get it in writing. A manufacturer warranty on the turf does not help you if the base fails, and the base is what usually fails.

Getting the full twenty years

Cross-brush traffic paths, top up infill every few years, clear leaves before they break down, and rinse occasionally. Power broom professionally every two to three years. That is the entire programme, and it is the difference between year fifteen looking good and year eight looking tired.
