Two situations account for most of the bare ground in Lexington yards: heavy shade under mature trees, and slopes too steep to hold seed or safely mow. Neither improves with more effort.

Deep shade

Lexington has beautiful old maples, oaks and sycamores, and almost nothing grows underneath them. Shade-tolerant fescue blends need roughly four hours of light a day; under a mature canopy you may have one. Add root competition for water and the outcome is bare, compacted soil and moss.

Turf does not care about light. It looks identical under a full canopy and in open sun. Installing around mature root systems takes care — we work around structural roots rather than cutting them, and adjust base depth where necessary to avoid damaging the tree.

Slopes

Slopes lose seed to runoff before it germinates, erode in heavy rain, and are genuinely dangerous to mow. They are also, on many Lexington lots, the most visible part of the property from the street.

Turf on a slope needs more anchoring than flat ground — additional fasteners, sometimes a stabilising grid, and careful base compaction so the whole assembly does not creep downhill over years. Done properly it also functions as erosion control, holding soil that currently washes into your driveway.

Wet low spots

The third case worth mentioning: the corner of the yard that stays soggy. That is a drainage problem, and turf alone will not solve it. We install drainage underneath as part of the build — French drain, dry well or regrade depending on where the water is coming from and where it can go. Anyone who quotes turf over a wet spot without addressing drainage is selling you a problem for later.

Will turf work under large trees?
Yes. Turf is unaffected by shade and looks the same under a full canopy as in open sun. We work around structural roots rather than cutting them.

What about the wet corner of my yard?
That's a drainage problem and turf alone won't fix it. We build drainage into the installation. Be wary of anyone who doesn't mention it.
