Back yards are for you. Front yards are seen by everyone who drives past, and by every buyer who pulls up if you ever sell. They are also the hardest part of a Lexington property to keep looking right, because they are usually the most exposed to sun and the least convenient to water.

Higher standards apply

A front yard installation has to survive scrutiny from six feet away. That raises the bar on three things:

• Colour realism. Multi-tone turf with a tan thatch layer, never single-tone.
• Edge work. Clean transitions to driveway, walkway, beds and the neighbour's property line. Visible edging is what makes turf look installed rather than grown.
• Seam placement. Seams should fall where they are least visible and be invisible once brushed. In a front yard there is nowhere to hide a bad one.

Working with existing landscaping

Most front yards keep their beds, trees and shrubs. Turf is cut around them with a clean edge, and the contrast between crisp green and mulched beds usually reads better than the natural lawn did. Trees stay — we work around root structure and leave adequate breathing room at the trunk.

HOA considerations

Some Lexington neighbourhoods have covenants that address artificial turf, most do not, and a few require approval rather than prohibiting it. Check before you commit. We can supply product specifications and photos for a board submission, which is usually what gets approval through.

Resale

Opinions differ and it is worth being honest about that. A well-installed front lawn that looks immaculate year-round is an asset at listing time and removes an objection for buyers who do not want yard work. A poorly installed one is a liability. The installation quality carries the outcome either way.
